Speeding Problem in the Talaverde Community:There is a speeding problem with our community members, delivery/maintenance trucks, and visitors speeding around our Talaverde streets. This is creating a dangerous situation, especially for small children playing or riding their bikes in our community. Please remind drivers in your household that many young children in Talaverde need our protection. The life you save may be someone in your own family!
Mailbox Alert!:We have been informed by a representative of the Post Office that a neighboring "gated" community has recently had several mailboxes broken into and mail has been stolen. The Post Office recommends that you remove your mail every day. If you are away, you can have your mail held by the Post Office, or make arrangements for a trusted neighbor to retrieve your mail every day while you are away.
Clear Rocks From Sidewalks:You are responsible for clearing the rocks off of your sidewalk in front of your home. Someone recently turned an ankle and fell because of stepping on a stone on the sidewalk. The homeowner, not the Talaverde Homeowners Association, is responsible for any liabilities incurred from such an accident.
Corner Residence Responsibilities:If you are a homeowner of a corner residence, you are responsible for landscaping both in front of your house AND on the side of your house outside your wall. You are also required to maintain the perimeter stucco walls on your property and keep the Unit Wall at all times in good repair (as required in the CC&R's, Article 9, Section 9.6).
Newspapers and "Dog Poop":Please pick up your newspapers from your driveway daily. Some residents have been seen driving over their newspapers for a few days before picking them up. If you will be away from home, please arrange with a neighbor to pick up your paper. Also, if you are walking your dog, it is MANDATORY that all dog poop be removed immediately. Please use the poop bags supplied at the doggie poop-bag station in our park by the main gate. Remember: never leave home with your dog without having a poop-bag in hand!
