ARC InfoArchitectural Review (ARC) Procedure
When a homeowner decides to make any improvements including landscaping, the plans must be submitted to both the Talaverde Homeowners Association and Summerlin Homeowners Association. A Talaverde homeowner must fill out an Architectural Change Request form and a Neighbor Awareness Statement. Once completed, the homeowner must submit these forms to Pro HOA (our property manager). Pro HOA will then forward these forms to the Talaverde ARC Committee. The homeowner must also fill out the Summerlin West ARC permit and submit it to Summerlin West (our "parent" association), who will then submit a letter of approval or denial to the homeowner, independently of the Talaverde HOA. You can get the Summerlin ARC form (click on the "Design Review" icon, then on "Improvement Request Form"). The Talaverde ARC Committee will then make their decision known to the President, who will then sign and fax the forms back to Pro HOA. Pro HOA will then make the final decision known to the homeowner by letter. The Summerlin ARC Committee will make their decisions known to the homeowner by their own letter. Therefore, a homeowner must wait until BOTH approval letters are received before work can start on their home! Talaverde CC&R, Rules and Regulations as well as Summerlin CC&R Rules and Regulations should be reviewed to insure compliance. Every effort has been made to include the Summerlin CC&R's into the Talaverde CC&R's. Our ARC Committee is also aware of the Summerlin regulations; however, there have been a few instances where rules are interpreted differently between the two associations (this is why it is vital that no work be completed until you receive BOTH approval letters).

We are starting to see a disturbing amount of weeds in homeowners' front yards, especially in the "stone" part of their landscaping. Please pull those weeds! This problem will only get worse if not acted on soon.
